THE FAAKER LAKE
Lake Faak forms a beautiful painting of the surroundings of Villach and is the most picturesque, romantic lake in Austria. It is also located in Carinthia, south of Villach. Politically it belongs to the municipalities of Villach and Finkenstein.
The lake and the Faaker See Island came into the possession of the Princes of Liechtenstein in 1831. In 1918, Friedrich von und zu Liechtenstein sold both to Ludwig Wittgenstein, an uncle of the philosopher of the same name. Wittgenstein then bequeathed it in 1924 to his two adopted daughters, who are ancestors of the current owners. Since then, the lake and the island have been owned by the Catasta and Bucher families.
The lake is divided into two basins by a sill extending from west to east, which rises 12 meters above the water surface as an island. The total size of the lake is 2.2 km², making it the fifth largest lake in Carinthia. Its maximum depth reaches 29.5 meters, with an average depth of 16.1 meters. Its volume is 35.24 million cubic meters and its theoretical water renewal time is 7.8 months. The main tributary of Lake Faak is the Worounitza. It also causes the turquoise blue appearance of the water.
There are various opportunities for recreational activities on and around Lake Faak, including hiking, biking, sunbathing, golf, volleyball, tennis, as well as swimming, surfing, sailing, rowing, electric and pedal boating. Motor boats with internal combustion engines are prohibited. The villages around Lake Faak also offer a varied tourist infrastructure with hotels, inns, guesthouses, apartments and campsites. There are numerous restaurants, cafes, pubs and taverns. Some events also take place. A well-known one is the European Bike Week, which always takes place in the first week of September.

Lake Faak has a steep upward arrow in the ranking of the most exclusive lake locations – what is the reason for this?
With a value growth of about 25% within the last 2 years, Lake Faak is very interesting not only for owner-occupiers but also for investors. There are currently incredibly attractive projects for sale, because there is usually not a lack of buyers, but the right supply. We have a very special offer with the Cloud P at Lake Faak. On a plot of 25000 m2 will be built 3 exclusive villas with a total of only 20 apartments and a private beach. Architect Peter Pichler has a special knack for combining beauty with well-being.
They very often highlight housing projects. Is there a change from villa to residence?
There is, of course, still a high demand for single-family homes and villas on the lake. However, the trend is increasing strongly in an investment to residence, especially if it is the second or third home. You are among like-minded people, you don’t have to deal with the upkeep and maintenance yourself, and it’s easier to rent out to friends when you’re not using the apartment yourself. We also often have the requirement of 2 apartments next to each other so that the family is together but each generation has a private retreat.
What sizes of apartments are purchased?
In the past, many small apartments were built. Today, rather little, but generous. On average, the apartments have 70-120 square meters.
How do the interested parties at Lake Faak differ from the interested parties at Lake Wörthersee?
For many, the constantly pulsating life on Lake Wörthersee is too much. You are looking for peace and find it at Lake Faak.
What is the offer at Lake Faak?
It is already very limited. Two new projects are being realized right now – Cloud P and The Lakes – But also here 60-70% are already sold. Demand is high and supply is very low.
